I have an unattached garage on my property that has needed major repairs for a few years. It needed a new roof and new siding.
Upon preparing the garage for siding, I discovered the entire corner of the garage was destroyed by termites. A good tip might be to have the area you are repairing inspected by a termite company to ensure there is no damage before covering up the area with new material. Alot of termite companies will do free inspections if you call. I had to replace a support beam and quite a few sheets of plywood. The plywood restored some protection to the walls again and also evened the wall on the outside of the garage, so the siding could be placed without any problems. I put the support beam in myself, and also cut and nailed the plywood on the walls.
I purchased siding from a local hardware store. I decided to hire a contractor to place the siding on the garage, as I thought would be a better idea than myself doing it as an amateur. If the siding is not placed correctly, it can bend or warp within just a year. That’s a real problem if you just purchased new siding, you don’t need it to warp right in the center of a wall after a year. I thought it would be best to avoid that future problem by hiring a professional.
I also replaced the walk in door to the garage. I did that project myself by nailing in the frame.
The siding cost me about $2,000. The wood to replace damaged areas along with a new walk in door was about $200.
The garage needed a new roof. After several estimates and background checks on companies, I hired a local roofer. I selected a thirty year roof. The roof was done in just one day by a crew and it cost me about $1,400 after purchasing the material and hiring the roofing company.
Overall price for materials.
$2,000 for the siding and hiring a professional to place it on the garage.
$200 to replace the damaged wood with new plywood and a support beam. A new walk in door was also purchased.
$1,400 to purchase the shingles and hire a roofing company to replace the old roof.
Grand total is $3,600 for a brand new garage!
This project took about one month to finish.
I’m quite satisfied with the look of my new garage and I’m happy with the decisions I made. I’m also grateful for the things I have learned during the entire process. You too can replace your garage by doing a some repair work yourself and hiring a professional for the tasks you cannot complete by yourself.
