Poor credit is not a death sentence. However, at times it can feel like it. It can affect your chances of buying a car, getting a mortgage, even receiving a job offer. If you have bad credit, you might not be able to rent the home you want.
However, some landlords will compromise, especially if a home has remained vacant for awhile. If you attach a letter to explain your poor credit, you will increase your chances of securing a lease. These sample letters below might help you write your own personal letter.
Always be truthful when writing a letter. It is best to type the letter. If you do not have a computer, most public libraries have printers and computers available. Write the letter in business letter format. (If you need help, read “How to Write a Business Letter.”)
Sample Landlord Letter if You Have Good References
Dear Mr. Landlordski,
I am impressed with the Llano Estacado Apartments. They are exactly what I am looking for in a new home. The location is perfect, and I like the quiet atmosphere. I am applying for a one bedroom apartment.
I realize that you run a credit check. I want to be completely honest and upfront with you. Unfortunately, I have poor credit. I take full responsibility for not paying my bills on time in 2010-2011. The reasons were that I was laid off from my job, then I lost my car and simply could not find a full time job for three months. I did work part-time at KFC, however, it was just enough to pay for food while staying with a friend. I am working hard to establish a better credit rating.
Please note that I have been working full time at Cargill Inc. for the past four months. My salary is $1926 per month, as you can see from my attached pay stub. This is sufficient to meet the monthly rent payment of $550 per month, as well as pay my car payment ($275/month) and utilities.
If you are hesitant about renting to me because of my poor credit, I would like to provide two references for you. I have attached the names and phone numbers of two people who can assure you that I am more responsible. The first one, Anthony Rodriguez, is my minister. He taught a Financial Peace University class, where I began my process of getting out of debt. The second one, Gloria Martin, is my work supervisor. Please contact her to learn more about my job performance.
Thank-you for considering my application. I hope to hear from you soon. You may reach me at (806) 543-4321. Have a wonderful day!
Sample Landlord Letter if You Can Pay Rent in Advance
Dear Mr. McLandlord,
It was great to meet with you yesterday to tour the Canyon Crossing Apartments. I really like the housing complex. The apartment would be perfect for me and my son. We like the size, playground and that it is close to the bus stop. Most importantly, I like that it is in a fairly safe area.
I understand that you will be running a credit check. I am kindly asking you to please consider leasing to me even though I have a low credit score. I take full responsibility for not paying my bills. The reasons are that I missed work because of my son’s illness and hospitalizations. However, he is much better now and in remission.
I realize that you are taking a significant risk to lease to me because of my poor credit history. Therefore, I would like to offer to pay two months rent in advance. This is, of course, in addition to my security deposit.
I plan to call you next week. You may reach me sooner at (342)345-1234. Thank-you very much for considering my offer.
In some cases, a letter to a landlord will not help at all. However, it can’t hurt. It shows that you are very serious about wanting the home, and that you accept responsibility. If the home has been empty for awhile, you have a chance at getting a lease. Good Luck!
