Meet Washington State native Ben Kinney. When he was 3 to 14 years old young Kinney lived with his dad in a cabin with no electricity between Bellingham and Seattle, Washington. He worked as a cable TV installer to fund his own college education. After graduation he worked for a short time as a cable TV salesman before going into what would become his chosen calling of real estate full-time in 2005.
He experienced quick success in real estate. By 2006 he had garnered $6.5 million in sales on 25 transactions and by the end of 2007 he had accumulated $21.5 million on 83 transactions. In 2011 he sold more than 500 homes.
After a little more than seven years in the real estate business Kinney owns and operates a real estate firm in Washington State and multiple real estate brokerages that include more than 300 agents covering four counties in Washington.
It is obvious that his success was not based on just plain luck. He recognized the importance of using the Internet to market properties. He owns more than 740 domain names and about 200 live websites dedicated to the marketing and sale of property. His websites attract more than 5 million views a year through the use of search engine marketing and social media. These tools have helped him to create a database of more than 50,000 buyers who are actively looking for homes in Washington State.
He understands that it takes a team of specialists to reach the level of success most real estate companies are unable to achieve. He discovered that a normal real estate transaction includes more than 200 separate tasks that require a variety of skills. That’s why he relies on a team consisting of buyer’s agents, listing specialists, investment coordinators, commercial experts, and a large administrative and IT staff as well as back office support including an office manager; listing, lead, and transaction coordinators; and a full web staff to achieve more success than one agent working alone.
Kinney also understands that it is imperative to select the right person to handle the various jobs in the team. That’s why he partnered with Market Leader to develop the Internet Marketing Specialist Designation, a hands-on training and implementation program for real estate agents.
To assure that the right people for each job in the team are found Kinney developed the Dominance, Influence, Steadiness, and Compliance (DISC) Personality Test. The exam quickly creates a profile that predicts one’s behavior towards others and the everyday things one does.
He also recommends 20 tools that a real estate firm should use to run their business. They include:
